you!The Property Maintenance Technician helps Aterra achieve
success by maintaining the buildings and grounds in good condition
and by providing excellent customer service to both residential and
commercial tenants. Pay $22.00 to $25.00 per hour, based on
experience.Essential Duties and Responsibilities include the
following but are not limited to the job specifications contained
herein. Responsibilities include: working under limited supervision
following standardized practices and/or methods; providing
information and/or advising others; and operating within a defined
budget. Additional duties or job functions that can be performed
safely may be required by supervisory personnel. The Property
Maintenance Technician must be mechanically inclined with excellent
organization and communication skills. -
- Coordinate and complete minor improvements necessary for
leasing both residential and commercial units in a timely/cost
efficient manner.
- Property maintenance including interior and exterior lighting,
replacing ceiling tiles and daytime janitorial duties.
- Maintain HVAC, electrical, and plumbing systems to ensure
functionality.
- Survey buildings and repair mechanical systems to ensure
compliance with health and safety guidelines.
- Painting; Minor dry wall repair and taping.
- Security of leased spaces, including working with locksmiths
and re-keying units, as needed.
- Carpentry skills and ability to review and interpret
construction/site plans is helpful. -
- Track time spent by property and promptly & professionally
handle tenant work order requests.
- Yard upkeep, trimming, edging, mowing lawn, collecting trach
and snow removal. Qualifications: To perform this job successfully,
an individual must be able to perform each essential duty
satisfactorily. The requirements listed below are representative of

education and experience. Job Requirements: Skills, Knowledge and
Abilities SKILLS are required to perform multiple tasks with a need
to occasionally upgrade skills in order to meet changing job
conditions. Specific skill-based competencies required to
satisfactorily perform the functions of the job include: operating
equipment used in skilled trades, power and hand tools, etc.;
adhering to safety practices; handling hazardous materials; and
planning/managing projects. KNOWLEDGE is required to perform basic
math skills; email communication; read a variety of manuals, write
documents following prescribed formats, and/or present information
to others; and understand complex, multi-step written and oral
instructions. Specific knowledge-based competencies required to
satisfactorily perform the functions of the job include: standard
methods, materials and tools used in assigned skilled trade; and
safety practices and procedures. ABILITY is required to schedule
activities and/or meetings; gather and/or collate data; and use
job-related equipment. Flexibility is required to work with others;
and operate equipment using standardized methods. Problem solving
will be required to identify issues and determine action plans.
Problem solving with equipment is moderate. Specific ability-based
competencies required to satisfactorily perform the functions of
the job include: adapting to changing work priorities; developing
effective working relationships; displaying mechanical aptitude;
working under time constraints; and complying with OSHA
regulations. Standard Working Environment: The jobs functions
require the following physical demands: occasional lifting,
carrying, pushing, and/or pulling; some climbing and balancing;
frequent stooping, kneeling, crouching, and/or crawling; and
significant fine finger dexterity. Generally, the job requires 15%
sitting, 45% walking, and 40% standing. The job is performed under
temperature variations and in a generally hazard free environment.
Experience: 1 5 years of maintenance/construction related
experience is required. Helpful to be familiar with Microsoft
Office environment. Hours: 8:00am to 5:00pm Monday through Friday,
with occasional on-call and weekend hours. - This is
flexible!Education: High School diploma Required Testing: Alcohol
and Drug Test Clearances: Background check, must have a valid
Drivers License, clean driving record, and evidence of
